Whether it is a one - room addition a whole - home remodel or new construction EVArchitect has years of experience in design, construction documents, permit expediting, and contract administration to achieve your project goals.  A list of available architectural services, along with a description has been provided below.

Site Analysis  /  An evaluation of an existing or potential site that identifies factors such as the physical characteristics of the site, project impact on the environment, community and adjacent properties, and how these may affect project budget and schedule. This would be accomplished by site observation, photo documentation, and examination of records from relevant agencies. The owner, if necessary, would provide a site survey to examine issues such as topography and drainage. 

 

Pre-Design  /  The objective of this phase is to determine the circumstances and constraints of the project.  Code research and preparation of as-built drawings of existing conditions provide the guidelines within which development can take place. Through this process, the Owner and Architect can formulate the scope of work in

the form of a written program for the project.

 

Schematic Design  /  An initial design phase that seeks to define

the general scope and conceptual design of the project including scale, massing and relationships between building components along with general arrangement of rooms. Schematic design can include plans, sections, elevations, massing studies, renderings, and circulation diagrams. Once a Schematic Design direction is approved, the project proceeds to next phase. 

 

Rendering : Models  /  These visual techniques are additional services the owner may request to assist in the visualization of their Project. 

 

Design Development  /  In this phase more detailed drawings illustrating other aspects of the proposed design are expanded upon

and developed. Floor plans show all the rooms in correct size and shape. Elevations show building heights and locations of openings. Outline specifications are prepared listing the primary materials and room finishes. The Architect verifies that the design complies with building codes and works with engineers to design the structural, mechanical

and electrical systems. The project proceeds to the next phase when

the owner approves the Design Development documents.

Construction Documents  /  Construction Documents and specifications are the basis upon which the Contractor establishes construction cost and builds the project. They include structural, mechanical, electrical, plumbing drawings and specifications and become part of the construction contract.  Structural and Title 24 Energy Calculations and Green Building Code requirements are also typically part of the building permit document submittal. Together with the architectural drawings and specifications these documents help ensure that the project complies with all applicable codes and jurisdictional agency requirements.​

 

Permit Processing  /  Depending on the nature of the project,  plan check approvals can range from over the counter to involvement with, and approval by, numerous agencies be they local, state or federal. Permits include grading, building/structural, mechanical, electrical and plumbing. EVArchitect has many years experience in obtaining permits for both residential and commercial projects throughout Los Angeles and Orange Counties.

 

Bidding & Negotiation  /  EVArchitect can assist the owner in the preparation of bidding documents as well as invitations to bid and instructions to bidders, the conditions of the contract, and the form of agreement between the Owner and the Contractor. If desired, the owner may consult with the architect in selecting the contractor. The owner hires the contractor.

 

Contract Administration  /  While  the Contractor is solely responsible for construction methods, techniques, schedules, and procedures, EVArchitect can assist the Owner by making site visits to observe the construction to determine, in general, if the project is being built according to the plans and specifications. EVArchitect may also review and approve the Contractor's applications for payment, process change orders, and generally keep the Owner informed of the project's progress. While construction administration is recommended, more experienced developers may not require this phase. However, this is an evolving issue as the City of Los Angeles now requires the architect to perform structural observations.

 

Landscape Design  /  In cases where architectural rendering of an exterior elevation has been requested, a recommended landscape is often added to the rendering. The client may want an elaboration of that landscape design for the project.  We offer landscape design as an additional service.
