Grand View Blvd. Residence

Whole Home Remodel / 1,100 Sq. Ft. 

A 1926 California Bungalow was converted  to a modern rustic barn with an open floor plan and exposed ceilings and skylights flooding the space with natural light. The house is divided lengthwise by a double -sided wall of custom cabinetry and two-way fireplace. Living spaces are open to each other- living flows into dining into cooking. The private side of the house moves from the office area in the front to the bath, clad in corrugated galvalume, to the bedroom which opens to a large deck and spills into the rear yard. The entry landscape is xeriscape with steel walls creating spaces for privacy. The home is highly efficient, incorporating sustainable features such as full insulation and radiant floor heating, cross ventilation design,  and high efficiency insulated windows which allow easy temperature control year round.

Bonaparte Ave. Residence

Whole Home Remodel / 1,368 Sq. Ft. 

576 Sq. Ft. Master Suite / Laundry / Room Addition

A 3 bedroom, 1 bath 840 sq. ft. bungalow was modernized by taking the house down to its studs. opening up the ceiling and adding on 576 sq. ft. The client's desire for a mid-century inspired open-plan living space informed both the layout and spatial qualities needed to convey the desired feel. An L-shaped plan was adopted for the new master suite, laundry room so that a protected indoor-outdoor area would be formed into the rear yard from the kitchen. In this way, the master suite has privacy from the main part of the house and an indoor/outdoor area is formed for relaxing and entertaining. 

 

Spatially, a large open beam ceiling was created over the living, dining and kitchen areas. The master suite addition features an open-ceiling shed roof that admits high glass walls for light and access to the outdoor living space.

 

 

 

Guest House / Micro Architecture

Remodel / 250 Sq. Ft. 

A dilapidated garage was converted into guest house furnished with kitchenette, queen bed, dining area, modern bath, desk, and closet. The space appears much larger than its 250 sq ft. due to the positioning of glass paned doors that spill out to beautifully landscaped private entrance and enclosed patio at the rear. Three sky lights flood the space with natural light. The space incorporates sustainable features such as radiant floor heating, cross ventilation design, full insulation and flash water heater.

Kitchen / Dining / Bath Remodel

Landscape / Hardscape Design 

The client was looking to modernize the mid-century bones of this 1951 home. The kitchen was broken into a small kitchen, breakfast nook, and laundry-utility room. Three walls were removed, and the laundry relocated to the updated the master bath created a large open dining/kitchen area perfect for entertaining and viewing the spacious rear yard. Now the kitchen/dining wing spatially connects to the ample courtyard- perfect for entertaining or just  relaxing in the large corner window.

Kitchen / Dinning Room Addition / 240 Sq. Ft.

The client's objective was to make the most of a very small home: a 3 bedroom, one bath 840 sq. ft. floor plan. By eliminating 1 bedroom the existing bedroom sizes were increased considerably and allowed space for a master bath and laundry area. A 240 sq. ft. addition accommodates a rear-yard facing dining room that connects to the kitchen to the new rear patio and trellis which allows for the enjoyment of indoor/outdoor living.  

For the exterior, the client also requested an exploration of front yard landscape, stucco colors and fencing options.

Winnetka Ave. Residence

Whole Home Remodel / 2,450 Sq. Ft. 

This 1972 built home had some interesting spatial features but was too dark to take advantage of them. Bringing light to locations that pull the eye through the house , and emphasizing spatial qualities were job one. Frosted glass doors were brought in to transmit light from the perimeter windows into darker parts of the house.  Glass railings were added to visually open the space between the living, dining, kitchen and family room areas and the diagonal connections between them.  A large island was placed where a wall had been to allow for gatherings in and around the kitchen (where most parties take place). Ample modern cabinets provide plenty of storage, a full height pantry surrounds the refrigerator, and continues into a long sideboard for the dining room table. What was once a dark, cave like atmosphere is now open and light.
 

Isis St. Residence

638 Sq. Ft. Master Ensuite / Formal Entry Addition

This second-story master ensuite addition above the garage preserves the home’s original architecture while linking it to the first floor via a double height formal entry.

 

The owners expressed a concern that the addition not look like one box stacked over another. This was achieved by cantilevering the upper floor over the existing garage walls giving relief to the facade and additional square footage to the master ensuite. An ample patio area was provided as well to create more visual play between solid and void.


The addition also offered an opportunity to simplify a cluttered entry by removing closets at the entry, providing a direct access from the garage and uniting these through a two story open formal entry complete with built-in-under-stair desk alcove which gives this modest tract home a sense of ceremony and procession.  

 

75th Street Residence

500 Sq. Ft. Master Suite Addition / Guest Room Remodel / Retroactive Permit of Existing Enclosed Porch

To accommodate a growing family, this 1,200 square feet bungalow's foot print was increased by the addition of a 500 sq. ft. master suite. It has generous sized spa-style bath and walk-in closet and a deck that takes advantage of hill-side views. It was important that the addition flow seamlessly from the existing architecture. This was accomplished by extending the wood floor into the suite and guest room and matching existing molding details while integrating more contemporary elements such as horizontal windows. The addition and remodel fit perfectly into this home creating a space for the couple to retreat at the end of a long day.  In addition, we were able to permit an existing non-permitted enclosed porch, which allowed the owners to claim an additional 200 S.F. as part of the legal square footage of the residence.  The design also enlarged the existing guest room by 50 sq. ft. to bring it to more current bedroom sizes.

Bellingham Ave. Residence

Great Room Remodel 

 A New England style cottage had a low ceiling in a dark living room, made darker due to a previous adjacent den addition toward the rear of the house. The ceiling was vaulted, new skylights added, and tongue and groove wood painted white to pick up the traditional wainscoting of the home. The dark stone fireplace surround was removed and the original brick was exposed and painted white to become a textural element of the house rather than an object in the room.

 
 
 
 

Bangor St. Residence

Whole Home Remodel /4,366Sq. Ft.

The owners moved from Houston to the Point Loma area in San Diego for the beautiful weather. So, in addition to a complete remodel of the existing residence, they wanted to expand the size of their existing kitchen and extend the living quarters into the rear yard. We enclosed a 215 sq. ft. exterior covered patio adjacent to the kitchen and under the second floor. In addition, an 802 sq. ft. patio with an exterior kitchen and dining room was added in the rear of the house and connected to the kitchen. The deck above serves to cover the exterior kitchen/dining area while extending the great room living area for the floor above.

 

In addition several studies were prepared to explore options for stucco and window trim to lend a Tuscan feel to the exterior. Ultimately, landscape and a pool will round out the design.
